What are Home Information Packs (HIPS)?

Home Information Packs (HIPS) are designed to speed up the home buying process by ensuring the seller has information about their property ready before point of marketing the property for sale. This will then allow prospective purchasers to view the information at the very beginning of their interest in a property, and make decisions based upon information provided within the HIP.

What will be included in the Home Information Pack (HIP)?

The compulsory documents required within the HIP are:

* A sale statement
* Evidence of title
* Standard searches - e.g. local land charges register, local enquiries, drainage and water searches
* An Energy Performance Certificate (EPC)
* Commonhold Information (where appropriate)
* Leasehold information (where appropriate)
* A New Homes Warranty (where appropriate)

The authorised documents (voluntary at seller's discretion) contained within the HIP can include:

* Guarantees and warranties
